Are You Ready to End Your Housing Contract?

The time has come. You’re ready to move out and stop living on campus. Whether your contract is ending or you need to cancel early, you’ll need to fill out the Housing Contract Release Form. For more details for your specific needs, please consult the tabs below under My Contract Has Ended or Cancel My Contract.

Residency Exemptions

If you fall into one of the below categories, you are exempt from the On-Campus Residency Requirement:

  • You are 20 years old or older.
  • You will reside with a parent or legal guardian in either Broward, Dade, or Palm Beach County.
  • You are married or in a domestic partnership.
  • You are a veteran or active United States military personnel.

If you do not intend to live on campus, you should not complete a housing contract.

What is the Housing Contract Release Form?

The Contract Release Form lets us know that you intend to terminate your housing contract and/or not renew your contract for the upcoming year/semester. It’s an online form with relatively generic information fields concluding with types and reasons for the release.

NOTE: Most early cancellations will be assessed a flat $500 cancellation fee, essentially the forfeiture of your housing deposit.

My Contract Has Ended

If your contract has run it’s full course, please consult one of the tabs below. As you will be honoring your current housing contract, you will not be assessed the $500 cancellation fee.

  1. Fill out a Housing Contract Release Form.
    1. Type of Release, select Not Returning to Housing
    2. Reason, select Graduating
  2. If you will be graduating prior to the end of your housing contract, reach out to your academic or program adviser and request that they email us at housing@nova.edu to confirm your degree conferral.
  3. Complete the move-out process.
  4. We will release your housing deposit to your student account within a few weeks of your move-out date, unless you have decided to pursue a second degree and wish to continue living on campus. If you have an outstanding balance on your student account, your housing deposit will go toward paying that balance first.
  1. Fill out a Housing Contract Release Form.
    1. Type of Release, select Not Returning to Housing
    2. Reason, select the option that best fits your situation.
  2. Complete the move-out process.
  3. We will release your housing deposit to your student account within a few weeks of your move-out date. If you have an outstanding balance on your student account, your housing deposit will go toward paying that balance first.
You do not need to complete a Housing Contract Release Form. Follow the move-out process.

Cancel My Contract

If you have a need to cancel your contract before its listed end date, select one of the tabs below that best reflects your reason why to learn more information. In most cases, you will be assessed the $500 cancellation fee.

NOTE: You will need to fill out the Housing Contract Release form only if you have submitted a housing contract. If you do not intend to live on campus and are exempt from the Residency Requirement, you should not fill out a housing contract. The instructions below are only for those who have filled out a contract to live on campus and are now choosing to move off campus.

  1. Fill out a Housing Contract Release Form.
    1. Type of Release, select Buyout my housing contract
    2. Reason, select Living with parents or Living with legal guardian
  2. Email the following documentation to us at housing@nova.edu
    1. Your state ID or driver’s license with an address in the tri-county area
    2. Your parent’s/guardian’s state ID or driver’s license with an address in the tri-county area
    3. A utility bill with a matching name and address
  3. Guardians must also provide legal documentation from a court or lawyer confirming the guardianship.
  4. You will be assessed a buyout fee depending on the point in the semester you decide to move out:
    1. If you cancel prior to the official move-in date, you will be assessed a cancellation fee based on the cancellation schedule for that particular term as found in your housing contract.
    2. If you move out within the first 10 weeks of the current housing term, you will owe 50% of the remaining cost of the current term.
    3. If you move out after the first 10 weeks of the current housing term, you will owe the full remaining cost of the current term and 50% of the cost of the following term (if applicable).
    4. Meal plan buyout percentages may mirror housing buyout percentages or may be owed in full.

The instructions below are only for those who have filled out a contract to live on campus and are now choosing to move off campus.

    2. Reason, select the option that best fits your situation.
    3. Please keep in mind that you must meet one of the above-stated residency requirement exemptions to move off campus as an undergraduate student.
  2. You will be assessed a buyout fee depending on the point in the semester you decide to move out:
    1. If you cancel prior to the official move-in date, you will be assessed a cancellation fee based on the cancellation schedule for that particular term as found in your housing contract.
    2. If you move out within the first 10 weeks of the current housing term, you will owe 50% of the remaining cost of the current term.
    3. If you move out after the first 10 weeks of the current housing term, you will owe the full remaining cost of the current term and 50% of the cost of the following term (if applicable).
    4. Meal plan buyout percentages may mirror housing buyout percentages or may be owed in full.

      2. Reason, select the option that best fits your situation.
    2. Reach out to your academic or program adviser and request that they email us at housing@nova.edu to confirm your withdrawal from NSU.
    3. Complete the move-out process.
    4. You will be assessed a $500 cancellation fee for the early cancellation; this fee should be absorbed by your housing deposit. Your housing costs for the semester will be prorated to the day that you move out. You can email us at housing@nova.edu for an estimate.
    1. Fill out a Housing Contract Release Form.
      1. Type of Release, select Cancel my housing contract
      2. Reason, select Academic Internship
    2. Provide us with a syllabus showing your internship dates and location, or request your academic or program adviser to email us at housing@nova.edu  confirming your internship dates and location.
    3. Complete the move-out process. By moving out, you will be giving up your right to come back to the same room at the conclusion of your internship.
    4. You may be assessed a $500 cancellation fee for the early cancellation; this fee should be absorbed by your housing deposit. This is determined on a case-by-case basis. Your housing costs for the semester will be prorated to the day that you move out. You can email us at housing@nova.edu for an estimate.
    1. Fill out a Housing Contract Release Form.
      1. Type of Release, select Cancel my housing contract
      2. Reason, select Studying Abroad
    2. We will confer with the Office of International Affairs to confirm your study abroad plan.
    3. Complete the move-out process. By moving out, you will be giving up your right to come back to the same room at the conclusion of your internship.
    4. If you plan to or are required to return to on-campus housing upon your return from your study abroad experience, we will hold on to your housing deposit. If you will not be returning to on-campus housing, let us know and we’ll release your housing deposit to your student account.
    1. Fill out a Housing Contract Release Form.
      1. Type of Release, select Cancel my housing contract
      2. Reason, select Academic Suspension
    2. Reach out to your academic or program adviser and request that they email us at housing@nova.edu  to confirm your reason for leaving.
    3. Complete the move-out process. By moving out, you will be giving up your right to come back to the same room at the conclusion of your internship.
    4. If you plan to or are required to return to on-campus housing at the conclusion of your suspension, we will hold on to your housing deposit. If you will not be returning to on-campus housing, let us know and we’ll release your housing deposit to your student account.
    5. Your housing costs for the semester will be prorated to the day that you move out. You can email us at housing@nova.edu for an estimate.
    6. If you are appealing your suspension, please keep us updated on your status.

When Will My Housing Deposit Be Refunded?

It can take up to a week from your move-out date for the checkout to be completely processed by our office. Once that process is complete, one of two things will happen:

  • If your student account has a balance, the Bursar’s office will release your deposit back into your student account to go toward paying off that balance.
  • If you do not have an account balance, the balance will be released back to the card originally used to pay or sent to you as a check.
